Iowa Firms Acquires Tampa Apartments

BUYER: Remington Apartments LP

SELLER: Southstar Equity LLC/White Bridge Equity LLC

PROPERTY: 10610 N. 30th St., Tampa

PRICE: $14.7 million and $16.1 million

PREVIOUS PRICE: $8.4 million, October 2004

PLANS, DESCRIPTION: Remington Apartments LP, an Urbandale, Iowa-based company, bought Remington Apartment Homes, a multifamily apartment complex that was at the center of a 2004 lawsuit that resulted in a $15.6 million verdict against owner Southstar Equity and property manager Brookside Properties.

Tenant Lai Chau had accused Southstar and Brookside of failing to protect her after she was abducted, shot and left for dead. The jury agreed with her contention the companies negligently failed to fix security gates and monitor alarms.

A leasing agent, who answered the telephone at Remington, says there are no plans to convert the apartments into condominiums.

PROPERTY: Warehouse at Orient Road/Columbus Drive area, Tampa

PRICE: $17.6 million

PREVIOUS PRICE: $100 for unimproved land, October 1998

TITLE COMPANY ON DEED: Stewart Title Guaranty Co., Tampa

PLANS, DESCRIPTION: As Tampa's industrial market flourishes, Tampa Industrial LLC, owned by High Street/URS Investments LLC, 365 Franklin St., Boston, bought an Orient Road warehouse from Krauss/Schwartz Property Ltd.

The registered agent for Tampa Industrial, CT Corporation System, Plantation, could not be reached for comment.

BUYER: Autumn Chase R.B.-GEM LLC

SELLER: 2200 Gladys LLC

PROPERTY: 2200 Gladys St., Largo

PRICE: $16 million

PREVIOUS PRICE: $12.9 million, July 2005

ATTORNEY ON DEED: Kevin L. Deeb, Miami

PLANS, DESCRIPTION: Autumn Chase R.B.-GEM LLC bought the Largo apartment complex, Autumn Chase, in November, four months after 2200 Gladys LLC bought the complex from Autumn Chase Apartments LLC. Both the buyer and seller are from Miami.

The registered agent for Autumn Chase, Maria Fernandez-Valle, could not be reached for comment.
