95-acre tract in Fort Myers is zoned for residential units and commercial space
A vacant 95-acre tract zoned for a mix of residential and commercial space in Fort Myers has come to market with an asking price of $4.3 million.
Bentley Crossings, at 7990 Buckingham Road in the eastern section of Lee County, is approved for 283 residential units and up to 110,000 square feet of commercial space.
Of the latter, the property is zoned for about 80,000 square feet of retail space and 30,000 square feet of offices.
“There’s really not any other product on the market in that area,” says Justin Thibaut, COO of Fort Myers’ commercial real estate brokerage LSI Cos., which is marketing the property for sale. “That marketplace has been underserved and this is being priced to compete with existing product. As it stands, you’d have to drive two to three miles to get to the nearest development.”
Bentley Crossings also is about five miles away from Interstate 75.
The property since August 2004 has been owned by Buckingham Village LLC, a Bonita Springs entity controlled by Henry Lummis and David Hartley, according to state records.
Buckingham Village acquired the property for $3.8 million, Lee County records indicate.
